Inspections — the list and starting a job
What this screen is for. Every inspection and its report in one place — find a job, start a new one, and get back into a job in progress. How to get there. Tap Inspections in the sidebar (it's the second row). What every button does At the top: New inspection — starts a job from scratch. Only the address is required. From booking — starts a job from a booking a client made on your website. Pick a confirmed booking and tap Start; the booking leaves the waiting list. Templates · Comments · Glossary · AI Settings · Codes — quick links to your inspection settings pages, each covered in its own doc. Team members only see the links their role can use. Finding a job: Search — type part of an address, a client, or an agent. The count beside it reads "8 of 32" while you're filtering. Status pills — All · In progress · In review · Delivered, each with its count. My jobs · Unassigned · Everyone — on firms with more than one person, a quick way to see just your own jobs. Nothing is hidden: Everyone always shows the whole firm's work. A solo firm doesn't see this row at all. On each job (a table row on a computer, a card on your phone): The green button names what tapping does: Continue a job in progress, Details once the report is signed and sent, Open otherwise. Tapping anywhere on the row opens the job's own page. Preview report — opens the job's report section. Client report — opens the report exactly as your client sees it, in a new tab. Only there once the report is locked or delivered. Re-inspect — on a delivered job: makes a return-visit copy and drops you into capture for the re-shoot. Compare — on a re-inspection: shows what's Resolved · Still open · Not re-shot · New, with the lists behind each number. A fresh copy honestly says "Not re-inspected yet" instead of pretending things are resolved. The trash — deletes the inspection (see below). The New inspection window: Property address — start typing and real addresses appear, your own area first; picking one fills street, city, state, and ZIP in one tap. Use my location fills from GPS ("double-check the house number"), and Find city, state & ZIP appears as a backstop if you typed just a street. Client and the two agent pickers — choose from your roster or tap ➕ New… to add someone right there (a name is all a new client needs). All optional. Inspection fee · Inspection type · Report tone (how the AI writes this report — your usual voice is the default; change it just for this job) · Template (only shows when your firm has templates) · When (Today / Tomorrow / pick a day and time). Property details (optional) — a closed section below the template. Already know the house from the listing? Open it and fill in what you can — occupancy (occupied / vacant), property type, style, stories, year built, square feet, bedrooms, bathrooms. Whatever you type lands on the report's Introduction the moment the job starts, so you don't re-key it during the walk. Leave it closed and nothing changes — the address is still all you need. Everything you can only judge on site (foundation, utilities, weather) stays for capture. Start inspection — greyed out until the address is in; the grey line right below names the one thing missing. Add a cover photo? — after starting: a shot of the front of the home leads the report. Add cover photo or Skip for now — you can add or change it any time while capturing. Deleting: Tap the trash → the window explains exactly what happens: a draft is permanently erased (findings, photos, the draft report); a report you already locked or delivered is archived, not erased — the report, invoices, payments, and sign-off records are kept as your legal and financial history. Type the property address to confirm, then Delete permanently. You'll see "Deleted the inspection at …" and the counts update. Common questions "How do I start an inspection?" New inspection → type the address → Start inspection → add or skip the cover photo. You're capturing in under a minute; the client, fee, and everything else can be added later. "Someone booked on my website — where do I start their job?" From booking → tap Start on their booking. If the list says no bookings are waiting, confirm the request on your Schedule first. "How do I find last month's job on Maple Street?" Type "maple" in the search box — it matches addresses, clients, and agents. "Does deleting really delete?" A draft, yes — completely. A delivered report, no — it's archived because it's a legal record, and the window says so before you confirm. "How do I re-inspect after repairs?" Re-inspect on the delivered job → re-shoot the flagged items → Compare shows what's fixed, still open, and new. "Why did New inspection show me a subscribe screen?" You've used your 2 free trial inspections. Subscribe to keep going — or delete a trial inspection and the slot comes back. "Can I pick who writes it up — the tone?" Yes, in the New inspection window: Report tone starts on your firm's usual voice and can be changed just for this job. "I already know the house from the listing — can I enter it now?" Yes. Open Property details (optional) in the New inspection window and fill in occupancy, type, style, stories, year, size, and beds/baths. It goes straight onto the report's Introduction, so it's there before you ever pull into the driveway. Good to know Re-inspections count toward the trial cap too — the same subscribe window appears at the limit. The list is pages, not an endless scroll — 25 rows on a computer, 10 cards on a phone. Changing a filter always puts you back on page 1. The address suggestions are silent until you type — a saved address won't pop a list on its own. The suggestions carry a "powered by Google Maps" line. The same person can currently be picked as both buyer's and listing agent in this window — the job's own page is where that gets flagged, so give it a glance if one person fills both roles. On the demo account, New inspection first shows "You're exploring the HomeRecon demo" — Keep exploring the demo carries on to the real dialog.
