Agents — your referring real-estate agents

What this screen is for. Referring real-estate agents — the lifeblood of an inspection business. Track who sends you work, keep their details one tap away, and put their photo on the reports their buyers read. How to get there. Sidebar → Agents. What every button does New agent — name is required; email, phone, brokerage, and the office address are optional (partial addresses are fine here — an agent's card often just needs the brokerage and city). The address box suggests as you type, like everywhere else. The photo — open an agent you've saved and tap Add photo (later, Change photo). Any picture works — iPhone HEIC included; everything is re-sized and converted for you. The photo prints on the client's report, in the "your team" strip beside your logo — which is exactly why it's worth thirty seconds. The Referrals badge — a lifetime tally ("7 deals") that bumps itself every time you put this agent on an inspection as the buyer's agent, with Last referral beside it. Listing-agent appearances don't count — the tally is about who brings you work. The list sorts by it, biggest referrers on top. Call / Email and the portal invite — identical to Clients: one-tap contact, and a magic-link email that signs the agent straight into the portal where every report you've shared with them lives. Edit and Delete — delete asks first ("This can't be undone"); an agent tied to bookings may refuse to delete, and the page says why in plain words. Common questions "Why bother adding agents at all?" Repeat agents are the referral engine. The tally shows you who to take to lunch — and their portal login means their next buyer's report is zero extra work. "How does the agent see the reports?" Tap the invite icon — they get a sign-in link to the portal, where reports they're on are gathered, grouped by buyer. "Why is the new agent I just added at the bottom?" The list sorts by referrals, and a new agent has none yet. Search finds them instantly. "Why didn't the referral count go up?" The tally counts buyer's-agent appearances only, and it bumps when the inspection is linked. A listing-agent slot doesn't count, on purpose. "The photo looks broken after I picked it." If your browser can't read a HEIC file it says so and asks for a JPG or PNG copy — nothing broken is ever kept. "Can I remove a photo?" You can Change it; there's no remove today. Good to know The photo appears only in the edit dialog and on reports — the list stays a fast, text-dense table on purpose. The referral tally is lifetime — unlinking an old inspection doesn't subtract. It's a relationship record, not this month's scoreboard. One email belongs to one person across clients and agents — a clash names who already has it.
