My Reports — every report in one place
What this screen is for. The page you land on after signing in. For a homeowner it's your home's permanent record — every report your inspector delivers stays here, yours to open any time. For a buyer's agent it's every deal, every inspector, in one place, grouped by buyer. How to get there. Sign in and you're here. From anywhere in the portal, tap the HomeRecon.AI wordmark at the top to come back. What every button does The header (on every portal page) HomeRecon.AI wordmark — back to My Reports. Under it, the portal names itself for you: "Client Portal" or "Agent Portal". Language picker — English, Español, 简体中文, or 한국어 for the portal and report labels. Light / Dark — the theme switch. Account menu — your initials at the far right: your name, email, and role in plain words, then Account settings, Help & support, and Sign out. A report card The whole row opens the report — tap anywhere on it. Firm strip — the inspection firm's name and logo, with call and email icons when the firm gave a phone or email. Next-step line — one sentence in your own verbs under the address, green when it's genuinely your move: "Read your report", "Pick what you want fixed", "Waiting on their answer" — or for an agent, "Work the list with your buyer", "Waiting on the listing side". Chips on the right — the report's state (In progress · Delivered · Viewed), the inspection type, and the Ask pill ("Start the Ask" / "Open the draft" / "See what you sent" / "See the answers") which jumps to the Ask List. Agents also get a turn chip: "Your move" in green, "With the listing side", "With the inspector", or "Settled". Archive / Unarchive (agents only) — the box icon on the firm strip puts a finished deal away. It changes only your own view — nobody else's — and nothing is ever deleted. A locked report A delivered report you can't open yet sits as a card above the list, with a lock where the house photo would go and a "Payment pending" or "Signature pending" chip. As the buyer, its button — Sign and pay to open your report (or just Pay, or just Sign) — takes you to those steps. An agent sees "Ask your client to sign and pay — the report opens the moment it's done" instead, because it isn't their money. Search can never hide this card. Finding things Search / filter / sort — once you have more than six reports, a toolbar appears: search by address, city, or name; filter by status; sort newest or oldest first. Agents also get Show archived reports (Active / Archived / both). Deal groups (agents) — reports are grouped by buyer, with an "N need you" chip on groups waiting on you, and a Previous / Next pager at 25 per page. Glance tiles — with two or more reports, a strip up top counts what matters: "Your move", total reports, latest delivery, and Ask Lists still to send. Each tile shows only when it has something true to say. Add to your inspection (before the inspection) If your inspection hasn't happened yet and your inspector offers add-ons (radon, sewer scope, and so on), an "Add to your inspection" section shows them with prices. Ask my inspector sends the request — it never charges you; your inspector confirms it, and it shows up on your invoice. Common questions "My report says Payment pending — what do I do?" It's the locked card at the top. Tap Sign and pay to open your report and follow the two steps. If you're the agent: your client has to do this part — the report opens the moment it's done. "What do Delivered and Viewed mean?" Delivered means it's ready and you haven't opened it yet; Viewed means you have. In progress means your inspector is still working on it. "(Agent) Which deal is stuck, and on whom?" Read the turn chips: green "Your move" needs you; "With the listing side" and "With the inspector" name who you're waiting on. The "N need you" chips on each buyer's group and the "Your move" glance tile count it up. "Does archiving delete anything?" No. Switch the archive view to Archived and bring any report back whenever you like. The buyer's own view never changes. "I don't see my report at all." If it's brand new, look for the locked card at the top asking you to sign or pay. Agents: check whether it's under Archived. A truly empty list says "No reports yet". "How do I call my inspector?" The phone and mail icons on the report card's firm strip, whenever the firm provided them. Good to know A locked report never leaks anything through the gate — no findings, no photos, not even the cover shot. That's enforced in the database, not just hidden on screen: the report stays locked until it's paid and signed. Archive is deliberately agent-only. A homeowner's list is the permanent record of their own home — there's no "hide this" to press by mistake. Your inspector can see when you've opened the report and downloaded the PDF — that's the "Viewed" state working in both directions. A missing cover photo just shows a small house icon — the report itself is fine.
